What Vendor Board is
Real Estate Vendor Board ("Vendor Board") is an independently operated online directory and community resource. It helps visitors find listed vendors and real estate professionals and gives members tools to display and share business information. Vendor Board is not a broker, employer, licensing authority, guarantor, or party to any transaction between users.
Free directory and optional outside services
Membership and ordinary directory listings are free. Optional design services and optional Ko-fi tips are separate from free directory membership. Want to support the upkeep of Vendor Board? Optional tips are appreciated but never required. Supporting Vendor Board does not affect listing approval, search position, Featured Vendor rotation, Community Spotlight eligibility, access, or treatment on the site. Vendor Board is not representing these payments as charitable or tax-deductible donations.
Accounts and accurate information
Use a valid email address you can access. It is your account/login email and is also used to receive first-contact messages through Vendor Board; the email address itself is not displayed publicly. You are responsible for your account credentials and for keeping the business or professional information you choose to publish reasonably accurate. An accurate service ZIP and service range are important because they power location matching. Vendor Board does not ask for a home street address, Social Security number, date of birth, or payment-card information to create a directory account.
Smart listings and custom uploads
A basic Smart Flyer or Smart Card may become public automatically when an account is created. Member edits to the built-in Smart product may also go live without Admin approval. Custom uploaded flyers and business cards require Admin review before they replace or supplement public artwork. Approval is a content/moderation step; it is not an endorsement, verification of claims, or certification of a business.
Your content and permission to display it
You keep ownership of content you provide. By submitting business information or artwork, you give Vendor Board a limited, non-exclusive permission to host, resize, reproduce, display, and transmit that material only as reasonably needed to operate, promote, secure, or demonstrate your listing and the directory. You represent that you own the submitted material or have permission to use and display it, including logos, photographs, artwork, text, and other protected material.
Directory listings are not endorsements
Vendor Board does not independently verify licenses, insurance, credentials, availability, claims, reviews, pricing, or the quality or legality of services offered by listed members. Visitors are responsible for evaluating a provider and verifying any license, insurance, credential, contract term, price, or other fact that matters before hiring or paying anyone.
Contact and transactions
Vendor Board may facilitate the first contact between a visitor and a listed member. Any later conversation, agreement, payment, service, dispute, or transaction is between those people. Vendor Board is not responsible for work performed, promises made, losses, injuries, disputes, or payment issues arising from an outside transaction.
Community and acceptable use
Do not use Vendor Board to impersonate others; publish knowingly false or unlawful material; harass or threaten people; upload malware; violate privacy or intellectual-property rights; or post obscene, hateful, discriminatory, fraudulent, or unrelated content. Admin may hide, hold, remove, or reject material when reasonably needed to operate or protect the directory.
Account review, suspension, and termination
Vendor Board may place an account or listing on hold, restrict access, suspend it, or permanently remove it when we reasonably believe the account or its content may be fraudulent, deceptive, impersonating another person or business, materially misrepresented, abusive, unlawful, created for an improper purpose, or otherwise inconsistent with these Terms or the purpose and safety of Vendor Board.
When practical, Admin may attempt to contact the member and request clarification or correction before permanent removal. If the concern is satisfactorily resolved, the account or listing may be restored. If Admin cannot reasonably verify or resolve the concern, cannot reach the member using the contact information provided, or determines that continued access could create risk or interfere with the directory, the account may remain suspended or may be permanently deleted.
Vendor Board may take immediate action without prior notice when reasonably necessary to protect users, the directory, its systems, or other parties. Moderation decisions remain within Vendor Board’s reasonable discretion, subject to applicable law.
Community Spotlight
Community Spotlight highlights selected Vendor Board members as part of a rotating community feature. Selection is not an endorsement, verification, or guarantee. Payments, tips, purchases, and advertising do not affect eligibility, selection, search placement, Featured Vendor rotation, approval, or access to Vendor Board. Administrators may not use payment, tip, purchase, advertising, referral, or support history when choosing participants.
Future advertising
Vendor Board may offer clearly labeled paid advertising in the future. No paid advertising is currently being offered through the site. Any future advertising program will be governed by separate written terms. Advertising will not constitute an endorsement and will not affect ordinary directory search results, free Featured Vendor rotation, Community Spotlight eligibility, or membership access.
Pause and deletion
Members may pause their public listing. Members who want a permanent deletion may send an Account Deletion Request from the dashboard. The listing is hidden while the request is pending, and Admin performs the final deletion to reduce accidental loss. Limited consent, security, moderation, or administrative records may be retained when reasonably necessary to document permissions, protect the service, resolve disputes, or comply with law.
Copyright concerns
If you believe material on Vendor Board infringes your copyright or other rights, use Contact Vendor Board and identify the material, the listing or page where it appears, your contact information, and enough detail for Admin to investigate. Vendor Board may remove or disable disputed material while reviewing a report. Vendor Board does not claim DMCA safe-harbor registration unless and until a designated agent is formally registered with the U.S. Copyright Office.
Availability and changes
Vendor Board is provided on an as-available basis. Features may change, pause, or end, and uninterrupted operation cannot be guaranteed. If a material change to these Terms requires renewed agreement, Vendor Board may ask members to accept the updated version before continuing account use.
Practical limitation of responsibility
To the fullest extent allowed by applicable law, Vendor Board is not liable for indirect, incidental, special, consequential, or punitive damages arising from use of the directory or from transactions with listed members. Nothing in these Terms waives a right or responsibility that cannot lawfully be waived.
Governing law and contact
These Terms are intended to be interpreted under applicable United States and North Carolina law, without creating a promise about where a particular dispute must be filed when the law requires otherwise. Questions, privacy requests, copyright reports, and account requests can be sent through the Contact Vendor Board form.
